Specification Sheet

For homes of 3200-3750 square feet

PLANS AND PERMITS:

House plans, site plans, and "as built" plan provided builder.

All necessary permits to be secured by builder.

SITEWORK:

  • All necessary tree clearing
  • All on site surveying
  • Strip and store existing top soil. Stored top soil to be spread on lot after finish
  • grading.
  • Dig and backfill foundation
  • Install footing drains
  • Install underground water service, natural gas service, sewer connection, electric service, cable TV, and telephone

FOUNDATION:

  • Footings - 10" x 20 " using 3000 psi concrete, to be placed on firm even ground.
  • House walls - 10" x 8’0" using 3000 psi concrete.
  • Garage and porch walls - 8" using 3000 psi concrete.
  • Water proofing - all house walls to have asphaltic dampproofing or waterproofing as conditions dictate.
  • Basement windows - steel sash as per plan.

FLATWORK:

Basement slab to be of poured concrete with a minimum rating of 3000# psi, same to be troweled smooth with a nominal thickness of 3".

Garage slab to be of poured concrete with a minimum rating of 3500# psi, same to be troweled smooth with a nominal thickness of 4".

FRONT STOOP:

Front stoop to be poured concrete with Rivenstone top.

FRAMING:

  • Dimensional framing to be kiln dried hem fir #1 / #2 or better sizes as per plan with all floor joists to be engineered closed OSB web trusses.
  • Sill plate to be 2 x 6 pressure treated lumber.
  • All walls to be 2 x 4 douglas fir 16" on center.
  • Sub flooring on first floor to be 3/4" Huber "Advantech" underlayment, nailed and glued.
  • Sub flooring on second floor to be 3/4" Huber "Advantech" underlayment, nailed and glued.
  • Exterior wall sheathing to be 7/16" Oriented Strand Board.
  • Roof sheathing to be ½" Huber "Advantech" sheathing.
  • 9’0" ceiling height first floor, 8’4" ceiling height second floor

ROOFING:

Elk brand "Prestique II" 30 year architectural grade asphalt shingle. 15# felt paper below shingles. "Ice and Water" shield in valleys and within 36" of all eaves.

Chimney flashings in lead.

WINDOWS:

Peachtree "Image" series vinyl double hung, thermopane units, Low-E glass with full screens, grill-between-the glass configuration. Finished in white.

EXTERIOR DOORS:

  • Front door -Fiberglas six panel door with wood side lights as per plan.
  • Other entry door- Fiberglas panel door with glass
  • Sliding door – PVC, vinyl composite frame, insulated glass with screen, finished in white.
  • Basement - Insulated metal door or hatchway as grade dictates.
  • Garage doors –Wood recessed panel doors with 2 light inserts each door
  • Electric garage door openers included, one remote keypad.

SIDING:

  • Siding to be Fiber Cement Hardboard.
  • Soffits, facia, corner boards, rake boards and other exterior trim to be Miratec™ treated composite boards or equal paintable surface.
  • Fiberglass louver style shutters, color from builder’s selection.

EXTERIOR PAINTING:

All exterior wood surfaces to receive two coats of Sherwin Williams "Woodscapes" solid stain. Front door and frame to be painted, side entry door (if any) to be painted.

CHIMNEY / FIREPLACE:

Homes with one fireplace: Flush hearth with marble or limestone tile surround ($11/sq.ft allowance) or brick surround, formal custom mantle.

Homes with additional fireplace: Flush brick hearth with brick surround and custom mantle.

HEATING, VENTILATION AND AIR CONDITIONING:

High efficiency direct vent natural gas furnace with 2 zones

Central air conditioning

Power humidification

Duct work to be metal trunk lines (insulated) with flex line or hard pipe branch run outs.

Kitchen stove vent, dryer vent and bathroom fans (if any) vented to outside.

All necessary floor, wall and ceiling registers as well as exterior vent caps provided and installed.

ELECTRICAL:

200 AMP underground electrical service, underground cable TV and telephone.

Plugs and switches by NFiPA 70A section S-26.6000 code to be laid out on job by buyer and site supervisor.

Toggle style switches and plugs in ivory.

Exterior electric outlets, one each on front and rear of house.

220 volt hook-up for dryer and range included.

Plugs and low voltage wiring provided for garage door openers.

Ground fault interruption protection provided in bathrooms, kitchen and laundry area as required by code.

One plug in basement at electrical panel and one wall plug in garage will be provided.

Keyless light sockets provided in garage, basement and attic as needed.

Five cable TV jacks included. Service connection by others.

CAT 5 communication link installed in study

Five telephone jacks included. Wired with four pair wire. Service connections by others.

Wiring for front door bell and chime included (chime and doorbutton from allowance).

Hard wire, battery backup, interconnected smoke detectors installed as per code.

15 Recessed lights (6" size, flat ceilings only).

Lamp post installed by Builder-lamphead from fixture allowance

INTERIOR AMENITY PACKAGE:

Sunlight Construction’s Interior Amenity Package is designed to promote flexibility and functionality to the installation of key customer interior finishes. Items included in the package include:

Roughed in security system

Roughed in central vacuum system

Bathroom mirrors

Shower doors

Bath accessories (towel bars, etc.)

Choose selections from Builder’s supplier, allocate your allowance as you prefer

Allowance for Interior Amenity Package: $3,000

Water supply lines in copper. Drain, waste and vent lines in ABS or PVC plastic. Two frost free sill cocks included. 50 gallon gas water heater included. Gas line to furnace and water heater.

INTERIOR WALLS:

1/2" sheetrock screwed on walls and ceiling with three coats cement finish in house.

Ceilings to be painted flat white. Garage to have 5/8" fire rated sheetrock on common wall to house and ceiling, 1/2" sheetrock on other walls screwed on walls and ceiling with three coats cement finish.

STAIRS:

To be built with oak treads, poplar risers, stringers, balusters and posts. Poplar railing to be stained. Stringer, risers, balusters, and posts to be painted.

FLOORING:

Hardwood flooring: 2 1/2"x ¾" strip oak installed perpendicular to joist. Same to be sanded and finished 2 coats of polyurethane.

Tile flooring: Installed over 3/8" underlayment grade plywood screwed to subflooring.

KITCHEN CABINETS, VANITIES, AND COUNTER TOPS:

Choice of Builder’s customized cabinetry-design and choose cabinetry from one of two of Builder’s cabinetry professionals. Allowance -$23,000 for all cabinetry, countertops, taxes, delivery charges, installation, etc.

MIRRORS:

Full length plate glass mirrors over all vanities- choose from Interior Amenity Package allowance

INTERIOR MILL WORK:

  • Doors - 6 panel molded style. Sizes and swings as per plan.
  • Baseboard - 5 1/2" "neck style". Finger jointed. Shoe molding over hardwood floors
  • Casings - 3 1/2" "windsor style". Finger jointed. 4) Window trim - Stool and Apron. Apron to be "windsor style". Finger Jointed.
  • Closet shelving - vinyl wrapped wire shelving-choose from Interior Amenity Package allowance.
  • Dining room to have two piece crown molding, chairrail and applied raised panel moldings
  • Living room to have two piece crown molding
  • Master bedroom to have single piece crown molding

SPECIAL INTERIOR APPOINTMENTS:

Master bedroom ceiling to have tray ceiling (if applicable to plan). Dining room ceiling to have choice of tray, soffit or octagonal soffit ceiling (if applicable to plan).

DOOR HARDWARE:

All lock sets to be Schlage "F" series in brass. Front door to be Baldwin "Logan" style all other exterior doors to be key-in-knob style. Interior lock sets to be brass "Plymouth" style, privacy locks on all bathroom and bedroom doors. Passage sets on all remaining doors.

Sliding and atrium style doors to be installed with manufacturer's hardware.

INTERIOR PAINTING:

All painted wall surfaces to have two coats of flat wall paint. Trim to have two coats of semi-gloss paint. Ceilings to be painted flat white.

BASEMENT:

Basement to be unfinished with 8’0" high ceiling. Walkout door and two windows provided on walkout wall (walkout lots only.)

LANDSCAPING:

Front, side and rear yards to be loamed (with native topsoil), raked, seeded and fertilized and covered with hay mulch. Front yard only to have in-ground irrigation system. Foundation shrubbery (20 to 25 plants) with bark mulch to be installed on front elevation. 42" wide paver walkway provided to front door. Walpole Lamppost provided and installed fixture head to be provided from electrical fixture allowance. Walpole Mailbox and post supplied and installed

DECKS, PATIOS:

250 sq.ft. pressure treated deck with stairs down to rear yard grade, or 250 sq.ft. patio (using pavers) as grade dictates

DRIVEWAY:

Two inches of bituminous paving over six inches of processed stone provided from street to garage.

CLEANING:

House, garage and basement to be left broom clean. All windows to be cleaned. Cabinets and drawers to be wiped down. Plumbing fixtures to be cleaned and packing stickers removed.

Builder reserves the right to substitute materials of equal quality and performance (with prior notice to buyer) as may be required.

 

ALLOWANCE SCHEDULE

Kitchen cabinets, vanities and counter tops, including all taxes, delivery and installation $23,000.00

Lighting fixtures including all taxes. $ 2,500.00

Appliances including all taxes. $ 2,500.00

Flooring:

Tile flooring including installation and taxes.$ 7.00/per ft.
